Building Committees

For Building Committees

We understand how building committees work in Chile. Our services are designed to give you the information you need to make decisions and present them to residents.

What We Offer

Consultancy structured for how committees operate

Building committees in Chile operate under specific constraints: limited budgets, the need to build consensus among residents, and limited technical expertise to evaluate contractor proposals. Our consultancy is designed with these realities in mind.

We provide the technical analysis that committees need to make informed decisions — without requiring them to have engineering expertise to interpret the results.

  • Physical survey of the entire underground parking area
  • Analysis of actual versus usable space per vehicle type
  • Redesign proposals with annotated drawings
  • Specification of automated storage systems for bikes and scooters
  • Electrical capacity assessment for EV charging integration
  • Prioritized recommendations with implementation guidance
  • Support for contractor evaluation and technical questions

Service Packages

How our services are structured

We offer three engagement types depending on the scope of the committee's needs. All packages begin with a physical survey of the property.

  • Full physical measurement of all spaces
  • Scaled as-built floor plan
  • Column clearance analysis per space
  • Written assessment of current conditions
  • Identification of problem areas and opportunities

The Process

What to expect when working with Pelxode

From first contact to report delivery, here is how the engagement typically unfolds.

01

Initial Contact

You reach out via email or phone. We ask a few questions about the building — number of spaces, age, known issues — to understand the scope before scheduling a visit.

02

Site Visit & Survey

We visit the property at a time that minimizes disruption to residents. The survey typically takes a half-day for a building with up to 100 spaces.

03

Analysis & Drafting

We process the survey data, develop redesign proposals, and draft the report. This phase typically takes one to two weeks depending on scope.

04

Report Delivery & Review

We deliver the report and walk through the findings with the committee. We answer questions and can attend a resident assembly to present the findings if needed.
